Councils commonly request one to support a Building Information Certificate application, and it can include retrospective certification and rectification advice for unapproved works. Ours are prepared and issued by registered structural engineers.

How much does a structural engineer inspection or certificate cost?

Cost depends on the property, scope, and report type — a single wall removal inspection is priced differently from a full structural adequacy report for a Building Information Certificate application. We confirm a fixed fee up front, so you know the exact cost of your structural engineer report or certificate before any site visit is booked.

Are you licensed and registered structural engineers?

Yes. Do you provide engineering reports for a Building Information Certificate (BIC)?

Yes — this is one of our most requested services. For unapproved or unauthorised building work, we inspect the structure and issue the certificate of structural adequacy and supporting structural engineer report that councils commonly require with a Building Information Certificate application, including rectification advice where works do not comply.

Do I need a structural engineer for solar panel installation?

Often, yes — installers and certifiers frequently ask for a structural check confirming the roof framing can carry the additional load and wind actions of a solar array. We inspect the roof structure, assess its capacity against the relevant Australian Standards including AS/NZS 1170.2 wind loading, and issue a structural certification letter for residential and commercial solar installations.

How can I tell if a wall is load-bearing?

Some signs help — load-bearing walls often run perpendicular to the floor joists, stack above walls or piers below, and carry roof struts or upper floors — but wall linings hide the structure, so the only reliable answer is a structural engineer inspection of the accessible framing, roof space, and load paths. We confirm whether a wall is load-bearing and, if you want it removed, design the replacement beam and supports in the same visit.

What does a structural inspection report include?

Our structural inspection reports set out what was inspected, photographic evidence, an assessment of the cause and severity of any defects or structural movement, references to the relevant Australian Standards, and clear recommendations or rectification advice. Do cracks in my walls mean structural damage?

Cracks that keep widening, step through brickwork, or appear alongside sticking doors and sloping floors can indicate foundation movement caused by settlement, reactive soils, or tree roots. A structural damage inspection identifies the cause and severity, and sets out repair or underpinning advice where needed.

What if I'm buying a property with unapproved building works?

Unapproved works are common in older homes — extensions, garage conversions, decks, or removed walls built without council approval. A pre-purchase structural inspection tells you whether the work is structurally sound before you commit, and we can issue the certificate of structural adequacy councils commonly request with a Building Information Certificate application to regularise the work.

Do you certify manufactured or relocatable homes?

Yes. We provide structural inspections and certification for manufactured, relocatable, and transportable homes, including footing and tie-down checks and the structural engineer certification councils and certifiers request for installation approvals.

What is the difference between QLD Form 15, Form 12 and Form 16?

Form 15 is a compliance certificate for a building design or specification, and Form 12 is an aspect inspection certificate confirming a specific aspect of building work. Form 16 is the stage inspection certificate issued by the building certifier, not the engineer. We provide Form 15 and Form 12 certificates for Queensland projects where applicable, subject to RPEQ registration requirements.
